Landlord Regulations
To ensure the safety of all occupants of buildings you manage, and their compliance with regulations, all gas and electrical appliances within these dwellings must be regularly tested and certified safe. By staying current with these requirements, you will be able to provide proof that all appliances were in good working order and safe to use, should an unfortunate accident occur.
By having all gas appliances tested and serviced regularly, you will help keep occupants safe from carbon monoxide poisoning, which can result in death or serious injury, due to defective gas appliances. Gas leaks are insidious; they cannot be detected by smell, and often go unnoticed until it is too late.
Electricity, too, is dangerous. According to RoSPA, 3,000 people were hospitalised in just one year due to electrical current accidents. In 1995, electricity killed 66 people, injured 23,756, and caused 7,500 fires. Regular inspection and repair of electrical wiring can prevent many of these types of incidents from occurring.
Pares Building and Property Services will carry out a thorough annual inspection of gas and electrical appliances and systems within your properties. We will also advise you of any actions required to bring these into compliance.
